Notice of Property Condition and Right To Refuse Service
At Summit Leasing Group, we adhere to a standard for all of our single-family residences. On our initial evaluation of the home, we will make necessary recommendations to the owner, or help the owner bring the home up to standard and perform necessary work by our trusted vendors.
What we look for, but not limited to; poor and dangerous landscape conditions, sub-standard or delipidated exterior conditions, unsanitary conditions, any damages or delipidated interior conditions, dirty or worn-out paint and carpet, poor system performance, faulty plumbing, and electrical system, worn out and broken cabinetry, any California compliance violation codes.

Summit Leasing Group will set up an appointment to evaluate your home and determine the best and potential rate in addition to making your home rent ready recommendations.

RENT MARKET VALUE EVALUATION
We will do thorough research to determine the best and highest rate for your home. The typical range that is recommended is mid-range and will lease faster. High range rates are recommended if you are able to wait on finding a qualified tenant for your home. However, at Summit Leasing Group we do our best to get the best rate for your home without comprising good qualifiable tenants.

GETTING YOUR HOME READY ASSISTANCE
Before we begin marketing your home, it may be necessary to spend a little time placing the home in rentable condition. At Summit Leasing Group, we are prepared to handle and delegate any maintenance work, repairs and cleaning. Having a database of qualified and reliable vendors – we’ll get the job done! All vendors will not be paid until we inspects the property to validate repairs and cleaning were completed and done correctly. Owners do have the option to hire and do the work themselves.

PHOTOGRAPHY
Once your home is ready, we will photograph and highlight every possible feature, both inside and outside. Composition and quality images are important to us. We will take the time necessary to best showcase your home.

MARKET THE PROPERTY
Our home advertisements are 100% online based showcasing your home in multiple premium sites such as Zillow, Trulia, Rent Pads, Lovely, Hot Pads, Yakaz.com, Hunt.com, Oodle, RentNice, Trovit, Realtor, and many more! We ensure your home will be successfully advertised and displayed to ensure maximum exposure.

SHOWING YOUR HOME TO POTENTIAL TENANTS
Our standards for showing procedures have slightly changed following DRE & California COVID guidelines. We do conduct preliminary evaluations prior to showing to all potential and qualifiable tenants. -
FULLY SCREENING PROCESS
We thoroughly screen our top three candidates. Our screening process includes;
1. Validate the applicant’s current address, owner and landlord.
2. Obtain rental history.
3. Verify employment and total household net income.
4. Minimum verifiable income to be 2.75 times the rent.
5. Obtain nationwide evictions and criminal/felony reports.
6. Obtain the applicant’s credit report.
7. Obtain bank statements.
8. Check applicant’s debt to income ratio.
9. Validate any form of valid state identification cards.
10. We use a secondary online fact finders to help validate rental application information and other pertinent information.
11. Conduct character evaluation.

OWNER PARTICIPATION IN TENANT SELECTION
It is not necessary for Owners to be part of the tenant selection process. However, if Owners wish to be included, we will be more than happy to share our evaluation information with you. We may even go a step further by setting up a date and time to have owners meet with our top candidates.

RECEIVE NON-REFUNDABLE HOLD DEPOSIT
Once a tenant is selected, we will ask for a non-refundable hold deposit and place the property off the market. A move in date and time will be confirmed.

EXECUTE LEASE AGREEMENT, ADDENDUM, AND DISCLOSURES AND EXCHANGE MONIES FOR KEYS
Establish a move in date and time – tenants will receive keys in exchange for move-in cost payment in addition to executing the lease agreement, addendums and disclosures. An early move-in date may be allowed through owners consent – a per diem rate may apply.

PERFORM MOVE-IN INSPECTION
Summit Leasing Group conducts a pre move-in inspection with photos to validate condition of the premise prior to tenants occupying. Primary tenants will be required to inspect the home and validate condition using our move-in inspection form.

CLOSING THE TRANSACTION
Summit Leasing Group will deduct any outstanding costs associated with our services, repair and cleaning balances from tenants rent payment. We will disburse any balance and your closing transaction statement along with any paid vendor receipts for your records.

Once a tenant is placed we will commence with managing your property. We offer full-service property management:

RENT COLLECTION
We will be responsible for the collection of the tenant’s rent each month. We are very proactive with tenants who are late putting a lot of effort in our collection strategy to ensure their payments are made however late. Tenants who become habitually late is not tolerated and will be handled legally and efficiently.

RENT DISBURSEMENT
Summit Leasing Group will disburse rent to owners each month between the 6th and 7th of each. We use an ACH system to you directly from our bank to yours! If you choose not to use our ACH system, we can mail your rent payment around the same time frame.

LEGAL NOTICES SERVED
Tenants who breach their lease agreement will be served legally – a 3-day notice to pay or quit, covenant to correct, 30 day notice to vacate, or preliminary eviction notice.

EVICTIONS AND PRELIMINARY PROCEEDINGS
Summit Leasing Group is prepared to handle any tenant who does not make their rent payment. After a 3 day notice to pay has been served and expired, Summit Leasing Group will commence with eviction proceedings.

CITY ORDINANCE COMPLIANCE
Any property or tenant not in compliance with city ordinance will be corrected by Summit Leasing Group.

CITY LEGAL DWELLING LICENSE REQUIREMENTS
Summit Lease will pay and handle any city legal requirements such as tenant registration, crime and drugs addendum, and rental dwelling business license requirements. These payables to be deducted from tenants rent in Owners behalf.

FULL ACCOUNTING AND REPORTS
Summit Leasing Group will take care of your accounting requirements and will keep an accurate log of all your income and expenses. Owners will be provided with monthly statements, yearly reports, tax e schedule, 1099 tax assist, and owners yearly 1099. Corporate, Inc, & LLC-corporates will be exempt. LLC-Sole Proprietor-ship will not be exempt from yearly 1099.

PAYABLE
Owners do not need to pay any recurring fees such as tenant placement and lease renewal fees. Summit Leasing Group will automatically pay any expenditures out of our own trust fund up to $1,500.00 in Owners behalf.

REPAIR AND MAINTENANCE
We will handle all required or necessary property maintenance and repairs. We have a database of reliable and professional vendors to handle any situation that may arise. Our vendors are our trusted source for your property keeping their fees to a minimum or at best, at competitive rates. Any repair request made by tenants will be automatically be emailed to Owner. Owners may choose to have repairs approved prior to us initiating a work order request to the vendor. However, during an emergency that is deemed a potential threat to the property or tenants and cannot get in contact with the owners, we will immediately take care of the problem.

PROPERTY INSPECTION
Unfortunately, Summit Leasing Group cannot conduct random inspection of the premises due to the California Civil Code Section 1954. However, our goal is to minimize excess wear and tear of your home by educating the tenants and visually inspect through other legal recourses such as emergency entry, repairs, and lease renewal appointments. During lease renewals, this gives us the opportunity to speak with the tenants, evaluate and address any questions or concerns, check for repairs and state mandated compliances, etc. If we believe their are too many discrepancies, we will not renew the lease and take necessary actions. Tenants with a good track record with us, we will give them the opportunity to resolve any discrepancies within a given time frame. -
MOLD REMEDIATION
At Summit Leasing Group, we do our best to keep our fees low which is why mold remediation is considered going beyond our scope of service. We understand mold may happen, but we help reduce the chances of mold growth by educating tenants to periodically check for humidity levels, check for leaks under the sinks, moisture on walls, check exterior walls and fixtures for any leaks. Sudden and accidental water leak may happen and there are many methods to remediate for this before any mold can begin to grow.
We believe in retaining good tenants for as long as possible. A lease renewal enables us to keep tenants for an additional 1 to 2-year term. In addition, this allows us to fully inspect your home and consult with tenants regarding any issues or concern. Our lease renewal service includes;

Schedule a date and time to inspect home and consult with the tenant.

Fully inspect interior and exterior of home. Check California housing requirements such as smoke and carbon monoxide detectors, water heater, and water pressure.

Make repair or maintenance recommendations.

Send lease renewal notices to tenants.
