Standard Routine Lease Renewal & Inspections

At Summit Leasing Group we put our property inspections as a standard practice in our management duties. It is very important for us to maximize our efforts to ensure tenants maintenance and care of your home by conducting and documenting our inspections. We perform pre-move-in inspections, routine and move-out inspections.

Our goal is to minimize excess wear and tear of your home keeping in mind that in California, landlords cannot conduct random inspections per the California Civil Code Section 1954 limits the access landlords have to an occupied rental property to only four instances: in case of an emergency, in the event of abandonment by the tenant, to do repairs or improvements, or to show the home to prospective tenants or buyers after reasonable notice is given.  In addition to our inspections, we do our best to educate the tenant to ensure they understand our lease agreement terms and policies.  The tenants will fully understand that Summit Leasing Group will either serve them a notice to correct, notice to vacate, evict, or notice of non-renewal followed by notice to vacate. Whichever comes first.
