Our Tenants can obtain up to date accounting and statement through our Tenant portal.

Our tenant’s information center was created to provide all new and pre-existing tenant’s with current and up to date information about our leasing process, qualification details, document download, and reasons why your application may be rejected. At Summit Leasing Group we make it easy to lease a home with us. Due to COVID 19, our lease procedure has slightly change to accommodate everyone as best as we can. The following is a consolidated guideline in our Leasing Process and Procedure:
- Find the home you like
- Apply Online
- Allow 3 to 5 business day for application processing
- SLG will select the top two (2) application candidates
- Conduct a full screening process
- We will schedule a private showing for you
- A tenant will be chosen & hold deposit shall be paid by new tenant
- A date and time shall be set to execute the lease agreement
- SLG will collect total move in exchange for keys
- A Move-In Inspection shall be performed
- A move in date is selected & Property Management will begin
Summit Leasing Group has a strict but fair qualification guideline for all our applicant(s). Here are the following qualification requirements:
- 650 Fico Score Requirement. Call to discuss or clarify lower scores.
- No current or prior evictions.
- Total household net income = 2.75 times the rent.
- 2 month verifiable income: Company check statements, W2, 1099 and 1040 acceptable.
- 2 month bank statements for each primary applicant or joint accounts ok.
- Debt to income ration. Applicants with a high debt ratio will not be considered.
- Valid drivers license or State ID required.
- Valid Social Security Number.
- Excellent rental history.
- No co-signing.
- Any misleading, incorrect, or falsification of information on the rental agreement will not be considered and automatically rejected.
- $35.00 credit report fee for each primary applicant or anyone contributing financially towards rent payment.
- Rental application required for anyone 18 years or older.
- No aggressive type pet breeds or cats permitted.
Summit Leasing Group acts in accordance with the California Tenant & Landlords Laws. We do abide by a strict policy on all of our properties. Any form of breach of contract will be handle as allowed to us by California State Laws. In addition, approved tenants must maintain premise above average standards. Full interior and exterior inspections may be performed should Summit Leasing Group determine property maintenance standards have been breached.

If you have been send a rejection notice, you may contact us at anytime to discuss reason why you were denied. Second party information will not be disclosed or discussed per the California Tenant/Landlord confidentiality laws. Your application may be denied if:
- Debt to income ratio was calculated too high
- Rental history could not be verified
- Insufficient net income
- Insufficient employment time established
- Rental history was found unsatisfactory
- Found current or prior evictions
- Criminal/felonies records. You may submit in writing any explanation in your behalf
- Your FICO score is not adequate and found to be a liability
- Property lacks accommodations for the applicant(s) such as needed reasonable space
- Applicant owns Pit Bulls, Rottweilers, Doberman Pinscher, Chows, German Shepherds, or any Wolf Hybrids
- Applicant may own too many pets
- Applicants my own too many vehicles, trailers, or RV type class

Any form of breach of contract will be handle as allowed to us by California State Laws. In addition, approved tenants must maintain premise above average standards. Full interior and exterior inspections may be performed should Summit Leasing Group determine property maintenance standards have been breached.
Any form of breach of contact will result in lease termination serving tenants a 30 day notice to vacate or may choose not to renew the lease at the end of the lease term and issue a notice to vacate. The following is a complied list of the most common forms of breach of contract;
- Tenants not maintaining the interior or exterior on the premise. This includes landscape neglect and excess wear and tear, outside debris, and unsanitary interior conditions
- City ordinance violations served to owner and Summit Leasing Group in excess of one violation in a given year
- Tenant paying the rent late every month or excessive within a given year. This may include tenants not paying late charge and penalty fees accessed
- Uncooperative tenant behavior. This can be deemed any behavior obstructing or limiting our duties to performed as required to us by a legal binding contract between the Owner and Summit leasing Group and obligatory duties mandated to us by the state of California.
- Any form of sub-letting or un-authorized guests living at the premise in excess of 2 weeks
- Failure to pay for utilities
- Un-authorized pets
- Any un-authorized property revisions such as interior or exterior painting, any form of installation or removal of real property
